How much does Vidulist cost?

Sellers get the first 30 days for free!
Then it’s $29 monthly after the first 30 days and a $699 software fee when you go under contract which is fully refundable if the sell falls through.

How do I edit my personal information?

After logging into your Vidulist dashboard, you can edit your personal information by clicking on the arrow next to your name at the top of the left navigation menu.

What happens if I’m under contract and the deal fall through?

We understand that things happen. This can be stressful. But don’t worry about your Vidulist payment. You can get that back. If your home purchase falls through for any reason after you’re under contract, contact us and we’ll guide you through the refund process. However, your monthly subscription is a separate payment and won’t be refunded.

How do I respond to an offer or counteroffer?

Keeping tabs on your offers is probably the most important part of the process so we use several methods to notify you about offers and counteroffers. First are dashboard notifications. When you receive an offer from someone with a Vidulist account, the new offer or counteroffer will pop up as soon as you log in. Second is email. We rely on email to notify you and others of all actions that are taken so be sure to mark our emails as safe. Third is text message. After opting into text message notifications you’ll receive specific types of notifications including offers and counteroffers. You should never feel left in the dark with Vidulist.

What if I send an offer or counteroffer to the wrong person?

If you send an offer or counteroffer to the wrong person be sure to call or email them immediately to let them know of this mistake. Be sure to log in to Vidulist and delete the offer by clicking on it in the “My Properties” section. Then simply produce a new counteroffer and send it to the correct buyers or sellers.

Can I change a contract that has already been sent and signed?

You cannot edit a contract that has already been signed but you can reproduce the contract and send it to the other party for signatures. Be sure to keep the lines of communication open to keep the other party updated.

How do I keep all my contracts organized?

Vidulist does this for you. You can view all your offers, counteroffers, disclosures and more by logging into Vidulist and clicking “My Properties”.

What if the buyer or seller isn’t meeting deadlines?

If a buyer or seller is not meeting their deadline you will want to contact them and make sure they are aware of the missed deadlines. Any deadline missed means the contract is void and, if you wish, you can cancel the contract due to missed deadlines. If you are a buyer missing any deadlines, your earnest money can be retained by the seller.

Can I terminate the deal at any time?

You can terminate a deal at any time but it can lead to legal consequences. Vidulist highly recommends consulting an attorney for any cancelation of contracts or even just to review contracts.

What if I respond to the wrong offer?

In the event that you respond to the wrong offer you will need to contact the buyer and let them know you are not proceeding with the sale. This is a mistake that you want to avoid as it might take a few days to sort things out. Hopefully they are understanding buyers and they let you off the hook. If you’re a buyer and you catch this mistake soon enough you can simply delete your offer. If the seller has already signed then you will need to notify them of the mistake.

Can I edit a property disclosure?

In the event you want to edit the property disclosure, navigate to the “My Properties” section on your dashboard after logging in, click on the property you wish to update and click on “Disclosures”. You’ll be able to edit disclosures from there.

Can I edit the lead based paint disclosure?

Yes. Navigate to the “My Properties” section on your dashboard after logging in, click on the property you wish to update and click on “Disclosures”. You’ll be able to edit the lead paint disclosure from there.

What if I want to change title companies?

This should be a last resort decision but you can change title companies. However, if you change your Title Company after they have already performed some tasks for you, you might owe them a fee. Call your title representative for details. Then contact Vidulist here to request that we change your Title Company in your account.

What if I’m under contract but the earnest money is not delivered?

If you are under contract and earnest money is never delivered, then you have two options. First, you can keep pursuing the buyers and fill out an amendment from the “My Properties” page to extend the earnest money date. Or, you can click on the offer/counteroffer in the “My Properties” page, click “Cancel Contract” and chose the reason you’d like to cancel the contract and move on to the next buyer.

What is a contingent sale and what do I do if it doesn’t go through?

A contingent sale means that an offer has been made and the seller has accepted it, but the finalized sale is based on certain criteria that must be met. If the contingencies sale does not go through contact the sellers immediately. Make sure this is done before the contingent deadline so you do not lose your earnest money. You can negotiate a new contingent sale deadline or cancel the contract to buy the property.

What do I do after the appraisal?

Once the house has been appraised you will want to make sure the lender is aware and that the loan is on track to be ready for closing.

What do I do after the inspection?

Log into Vidulist and go to “My Properties”. If you are a buyer and you have had the house inspected, you will click on “Inspections” and fill in the details to notify the seller what items you want repaired.

If you are a seller and the inspection has been finished, you should expect notification and a copy of the inspection report stating what items the buyer wants fixed. If you don’t get this notification, reach out the buyer and make sure they are getting that taken care of by the inspection deadline. Vidulist takes care of all these notifications and deadlines for you if both buyer and seller are using Vidulist.
